Mission

We are building an environment that keeps workers in Hungary, who would otherwise go abroad.


The key to a company's success is getting, motivating, and retaining the best professionals. This is especially true for companies that carry out intensive research and development or other demanding, creative intellectual work. By winning the competition for talent, market competition is almost child's play.

That is why the battle for the best talent is at least as fierce as the market competition itself. And, just as the best firms do not win the market by asking the lowest price for their products, winning competition on the labor market does not depend solely on offering the highest pay. The best are interested in more than money only. The challenge, the quality of the work and the recognition are also important to them. And so is the environment in which they work, where they spend most of their lives. This is where Graphisoft Park offers you a competitive edge.

This park provides an environment for businesses that helps winning talented and ambitious candidates. The first thought of those coming for a job interview will be "how great it would be to work here". And, anyone who has been here for a long time, can't even imagine not heading to Graphisoft Park for work in the morning.

Green dominates

Graphisoft Park is located directly on the banks of the Danube in an 18-hectare green area. The designers of the Park paid special attention to nature and the preservation of green spaces. The buildings are surrounded by a spacious grove and the trees grow higher than the houses. The multi-level underground car parks were also constructed with the same purpose in mind, so that the landscape is determined not by the multitude of parked cars but by greenery. The atmosphere is defined by the protected natural park on the Hajógyári island across the river, the lake in the middle of the Park and, of course, the uniquely quiet promenade along the Danube.

Statues

The atmosphere is also served by the contemporary works of art placed in the Park. Some of them were chosen by our tenants. Take a look at the picture gallery of the sculptures and the testimonies of their creators.

Customized offices

We design the offices to suit the needs of our tenants, while at the same time we aim to make sure that new buildings fit harmoniously with the existing office buildings and with the industrial buildings of the former Gas Works next door to the Park.

We give our tenants the opportunity to select technologies and materials and to install their own equipment already during the construction phase. As a result, the equipment can be used to its full extent from the day the premises are handed over.

Startup

The first tenants of the Park were major global companies (Microsoft, Graphisoft, SAP, Servier), but despite the Park's relatively high prices it quickly became popular among small start-up companies as well. The founders of the Park themselves started as a startup, so we are happy to serve the global companies of the future. For them, it is not only the unique environment that is attractive, but also the spontaneous business relationships they can build with the larger companies. We also offer small offices tailored to the needs of small companies with shared reception and shared meeting rooms. And anyone who only occasionally needs a desk is warmly welcomed at the café on the ground floor of the entrance building (Startup House) — for several people this is their workplace.

Corporate social responsibility

We particularly support causes that we feel are important for the country and that, within this, also help the success of the Park's target audience, the R&D companies. The fact that many large multinational corporations have chosen Hungary as a location for research and development, and several of them have moved to Graphisoft Park, is partly due to the fact that the centuries-old tradition of Hungarian mathematics education is recognized worldwide. Among other things, this is why we have committed to continue — together with one of the Park's tenants, AIT-Budapest — the award founded in 1996 by the Park's eponymous software company to recognise outstanding mathematics teachers. We are also pleased to support projects that contribute to the development of our narrower homeland, Óbuda, and make the lives of those living here richer and more meaningful.

History

1996: Graphisoft, a software company, is preparing for its IPO on the Frankfurt Stock Exchange. It intends to use the fresh capital to attract the best talent, and is looking for a location for its new headquarters that could be a worthy alternative to California's Silicon Valley. After a year of intensive search it found this hidden gem of Budapest on the Danube bank in Óbuda, among the ruins of the former Gas Works. In a single year, the first buildings of the Park were erected and this beautiful green area replaced the ruins.

1998

The year of the opening. The Park's founding software company, Graphisoft, moves in, along with its first tenant, Microsoft Hungary. The investor's top priority was not to optimize the price/value ratio, but quality. A new challenge for the architects was that the goal of quality was not to impress the company's clients — as it might be with a bank headquarters richly clad in marble and granite — but rather the well-being of its own employees.

2002

The first residents were followed by others, but the real engine of growth was the constantly increasing space demand driven by the business success of the companies working here. The founding Graphisoft itself quickly outgrew its original building, added new wings for itself, while Microsoft ordered a building three times larger than the previous one.

2004

After the software companies, the other rapidly growing high-tech industry of the 21st century, the pharmaceutical industry, also appeared. Our first such tenant was Thales Nanotechnology Ltd., shortly followed by the French Servier pharmaceutical group, which opened its first research and development laboratory outside France here.

2006

The year of the big leap. Europe's largest software company, SAP of Germany, chooses Hungary as the site of its next R&D centre. We build a new 8,000 m² office building for them with its own restaurant and gym. With this, the total built-up office area grows to 35,000 m², and the founding Graphisoft is no longer the largest resident. The time has come to spin off from the software company: shares of Graphisoft Park SE are listed on the Budapest Stock Exchange as an independent company.

2008-2009

As an independent company, the Park's growth accelerates. We acquire new development areas to the north, west and south; the originally 7-hectare territory expands to 18 hectares. The H building is built, offering 12,500 m² of net office and laboratory space — among others, Canon, which had grown threefold in Hungary, finds a new headquarters here.

2014

In California's Silicon Valley, the technology hub settled next to the universities, Stanford and Berkeley. With us, the timing is reversed. The technology companies already operating here attracted the new universities — expressing the idea that in the 21st century, the priority of higher education is to serve leading-edge companies. The Aquincum Institute of Technology, offering computer science training to American students, was founded here; IBS International Business School moved here; and the environmentally-conscious Real School also launched here.

2016-2018

Our largest tenant, SAP, grows almost threefold, but the smaller tenants are also growing dynamically. SAP's original building is expanded with new wings, the new Startup House is built — which also serves as the entrance building for the whole park — and last but not least, the so-called "South Park" is built in the southern area.

2020

82,000 m² of office, laboratory and educational space. 2,000 underground parking spaces. 10 restaurants and cafés. 97% occupancy. A further 62,000 m² of office development potential.

The team

At Graphisoft Park, the three main activities of real-estate development are held in one hand. Our own team is responsible for constructing new buildings as general contractor, for leasing, and for providing tenants with a full-service experience — offering optimal conditions for creative work and recreation — as well as for operations and maintenance. This operating model means that we develop for ourselves, so right from the design stage the primary considerations alongside tenant needs are ease of leasing and economical operation.
